I know, but apparently there are LOTS of people.


Keep in mind, Vancouver is naturally constrained in size. We have four impenetrable "walls" surrounding the region; the Pacific Ocean to the West, the Coastal mountains to the North and East and the U.S. border to the south. Plus, we have the "Agricultural Land Reserve" preventing many properties from being developed. Only place to create more housing is building "up" (condos). Single detached homes are being gobbled up at those alarming rates because they are the most desirable.

With the Fed rate at practically zero and the BoJ now negative, you see the masses chasing every bubble.

It would be interesting if this price level is sustainable when we get back to 2% interest rates.  The luster is coming off high end real estate, art market is slowing, cars are next.  Lather, rinse, repeat.

The true enthusiasts are the ones that keep doing what they’re doing, even if the prices crash 80% from here.
