You know I mean no disrespect, but.... "goal" and "reality" are two very different things. I wanted "non-cluttered, non-crowded functional space" too. Space to park "Old Blue" and a dd car. What I got was room to park "Old Blue", and...…. Not a dd
car (so far - I still believe I'll get there...). Remember, I also have *NO* kids (and kid stuffs) to deal with....
And if you're considering a third car in there, it's going to be tight. What are your dimensions again? And which is the depth (from overhead door to back wall) dimension? Are two cars already in there?
Yes, lighting is also important. Rebuilding those 8 foot flourescents was just the ticket for the old garage - which I never got to enjoy as intended. But you'll still need droplights and such. Also, be sure you have plenty of wall outlets. You can
never have too many.

The garage currently is climate controlled, but I can't figure out how that'll work because the thermostat for that secondary system is inside the master bedroom, so while the interior of the master bedroom in the winter probably would normally be about
60+ if I weren't using the secondary system (because that room would get some spillover heat from the main unit in the rest of the house), the garage would be fairly subject to the temperature outside and might be 40+. So if I set my thermostat for 68 degrees
(for example), the master bedroom will heat up to 68 but what about the garage? Same story for A/C in the summer -- the thermostat is inside the house. Ideally I want a vented separate HVAC system but that's likely to be highly cost-prohibitive, so I'm thinking
of just getting a window unit for both heat and cool for that garage and be done with it until things like Dartmouth tuition for Carter is done..... But I do want climate control so that no matter the weather, I can work in there without being frozen or sweating
up a storm.
